What is a "Fideicomiso" or Mexican Property Trust?

Today, purchasing property in Mexico is safe and easy, thanks to well-defined rules created to both protect your ownership rights and to promote the sale of land and real estate to foreign investors. The key is a secure and perpetually renewable Mexican Property Trust called a "Fideicomiso". In a fideicomiso, the bank is the "trustee" for the trust and you are the “beneficiary" of the trust. As a trustee, the bank acts on behalf of the beneficiary in transactions involving the property, including the decision to transfer, assign or otherwise dispose of his or her interest in the property. Trusts are established for an initial 50 year periods and can be renewed indefinitely. The costs of establishing a fideicomiso are not burdensome; the initial fee is factored upon a percentage of the property value, and thereafter an annual trustee fee is charged.

At an average, you can obtain your trust within 60 days but in some cases in as little as three to four weeks.
